Following up on yesterday's How to be a Great Tenant subject, we discuss the importance of lease. Be sure to use a written lease or month-to-month rental agreement to document the important facts of your relationship with your tenants -- including when and how you handle tenant complaints and repair problems, notice you must give to enter a tenant's apartment, and similar situations. Having everything in writing, protects both the landlord and tenant, and spells out the relationship between the two. In fact, many states, including Minnesota have laws in place dictating that a lease must be in writing in certain circumstances to be valid and honored.
